Foreigners bought over half a billion euros worth of property in Albania last

Foreign citizens purchased over half a billion euros worth of property in Albania last year. The data was made public by the Bank of Albania in the latest statistical series on foreign investments.

More specifically, according to the Central Bank, investments by foreign citizens in property purchases reached 560.9 million euros last year with a strong double-digit increase compared to 2024, where property purchases by non-residents amounted to around 380 million euros.

In recent years, property purchases by citizens outside Albania have grown at an aggressive pace, almost doubling in just 4 years. The BoA does not report real estate investments categorized by country of origin, but most of them come from Albanians outside Albania's borders, such as Kosovo, North Macedonia, or even Albanians living in EU countries.

But apart from Albanians, purchases have also increased by foreigners, starting from Italy and all the way to the Nordic countries. As a result, properties are currently the sector that accounts for the largest share of foreign investments in the Albanian economy, with over 34 percent of the total.

Foreign demand is supporting much of the expansion of the construction sector, mainly in the country's coastal areas. Despite the increase in prices, coastal property values ​​still remain competitive not only with wealthy European Union countries but also with similar neighboring economies.
