The Lungomare in Vlora is gradually taking on the form of the beaches of Durrës, Golem and Kavajës, where chaotic construction has led to the destruction of the sandy strip or overcrowding. The same thing is happening in southern Albania, where the government has opened its "wing", granting, approving and disclosing numerous construction permits.

A long stretch of beach in Vlora, starting from the Port area, Lungomare, Uji i Ftohtë, Radhimë or even Orikum, has turned into a large construction site. Permits have been granted up to the seashore, in sandy areas, with pebbles or even next to the sea water, despite the fact that there must be a distance.

Meanwhile, in addition to horizontal permits that have occupied huge areas and at great distances, permits are now also being granted vertically, with multi-story towers in the best area of ​​Vlora, the part called Lungomare. Vox News has obtained the documents of another permit that the government has disclosed in recent weeks, which concerns a 37-story building, adjacent to the Navy School.

With these constructions, that entire beautiful area is being "controversialized" by chaotic or multi-story constructions, when it should have been quite the opposite, with buildings of the same height and with a proper urban plan. But, as usually happens in all areas, Lungomare is also being transformed day by day into low-rise buildings, semi-low-rise buildings, 15-story towers and now, into 37-story towers.

The documents that our editorial team researched refer to the conditional approval of the construction permit for the object "residential and hotel structure with 2, 8, 35 and 37 floors above ground and 4 floors underground". A huge monster, which will be built by the development entities "Hel-Pet", owned by Helidon Shaferri, "Alb-Edil" owned by Dritan Shah and Astrit Kamberi, as well as by "Texas Development" owned by the Efthimi brothers.

The accompanying documents state that the construction site has an area of ​​1015 m², along the "Plazhi/13" street, in the cadastral zone 8602, Vlorë. "The property is bordered to the east by a 4-storey building, to the north by an 8-storey residential building and to the west by the Lungomare pedestrian promenade. Positioned close to the coastline, the property benefits from a direct connection to the sea and its access to the western pedestrian promenade ensures a functional integration with pedestrian flows and public spaces," the documents state.

Vox News has learned that the floor area is 616 m², while the first variant contains 7 apartments per floor, while the second variant contains 6 apartments per floor. “In both cases, through the orientation and configuration of the volume, it has been ensured that each apartment has a direct view of the sea,” the document continues.

According to her, the materials used in the facade reflect a careful approach that aims to maintain the connection with the coastal landscape and the urban character of the city of Vlora. “The facade is clad with concrete slabs, which reflect the natural tones of the surrounding environment and create a harmony with the local context,” the documents state.
